By submitting an application to Tartu College (TC), you agree with all the terms of the occupancy conditions at TC.
- A DEPOSIT by credit or debit card, cash, money order, certified cheque, IS REQUIRED TO RESERVE A ROOM. Once a room is reserved by deposit at TC, THIS DEPOSIT WILL BE USED FOR THE LAST MONTH'S OCCUPANCY.
- The room is reserved from 1st day of September/January, and therefore that monthly occupancy payment is for the complete month, regardless of move in date.
- For Fall Term move-in, there is no refund of the deposit for a room cancellation after July 31. For Winter Term move-in, there is no refund of the deposit for a room cancellation after November 30. For cancellations before July 31, or November 30, there is a $400 processing fee from the paid deposit.
- Deposit is used for the entire last month, (December 1st - 31st, or April 1st - 30th), regardless of actual move out date.
- Monthly occupancy payments are due the 1st day of each month – accepted at the the TC Office, (Monday thru Friday, 9 am to 4 pm). Only cheques will be accepted at the Front Desk (7 days a week, 8:00 am - 11 pm).
- An ADMINISTRATION FEE will be ADDED to your monthly payment:
- If it is paid after the 5th business day of the month - administration fee is $20.
- After the 10th business day of the month - administration fee is $40.
- Please keep all deposit and monthly occupancy payment receipts as proof of payment for tax purposes. Should you require a payment confirmation letter from the Office, there will be a $10 service charge.
- There is no refund of first and last month's rent, if you terminate your stay within the first 2 months.
- 60 days written notice is required to terminate the school term occupancy without financial penalty; after two months of occupancy. Cancellation charge, without 60 days written notice is $800.00.
- NO SUBLEASING is allowed at TC. If this occurs, immediate expulsion from TC may be forthcoming.
- Resident can request a room transfer with written notice. If room transfer is possible, the transfer fee of $50 must be paid before transfer date.
- Keys/FOB: The resident will receive one set of keys/FOB which must be returned to TC on the move out date. Replacement fee for any lost or unreturned Keys/FOBs is $50.00.
- Students are not permitted to grow cannabis at TC.
- NO SMOKING and VAPING (including E-Cigarettes and cannabis) is permitted anywhere in the building or within 9 meter of any building Entrance or Exit.
- TC and fire regulations state that rooms are for ONE individual (exception double-shared), therefore OVERNIGHT GUESTS ARE NOT ALLOWED! If TC finds out there has been an overnight guest, the host will be charged for the guests stay. Guests must leave by 11 pm.
- CLEANLINESS! Each resident is responsible for their personal cleanliness in the suite's common areas: shared kitchen, washrooms, hallways and their bedrooms. Stoves, ovens, microwaves, counters, dishes, utensils, pots/pans, washrooms should be cleaned immediately after use! TC Staff clean common areas once per week. If a suite requires additional TC Staff cleaning, all suite resident(s) will be charged an extra cleaning fee.
- Blue Bin - Recyclable items are identified on the Blue Bin - paper, glass, plastic, tin, metal should be placed into the recycling blue bin/boxes. NO FOOD WASTE/GARBAGE IS ALLOWED IN THE BLUE BIN!
- Garbage must be put in plastic bags or equivalent, tied tightly and put into the garbage chute. Large items for disposal should be brought to the ground level to the back doors area.
- COOKING: Each resident is responsible for monitoring their cooking. Should your cooking set off a general building fire alarm due to your negligence and/or abandoned cooking, you could be charged ($1400) for any Toronto Fire Department invoices that TC receives. Each resident must clean up the stove, oven, microwave, kitchen counter, dishes and sink immediately after cooking and eating!
- No loud music or noise after 11:00 pm. No unusual disturbance or noise that interferes with the comfort and needs of other residents will be permitted.
- The hall, entry passages, doors, elevators, stairways, hallways, and corridors outside the resident's room shall not be obstructed by any of the resident's footwear or personal effects. No door mechanism is to be obstructed in any way.
- The windows in the rooms and kitchen shall not be covered or obstructed, except for the drapes TC has provided.
- Residents are responsible for their visitors (family and guests) to keep the TC premises safe and clean.
- Any costs to repair damage done to the premises from misuse or from unusual or unreasonable use shall be borne by the resident regardless, if it was the fault of their visitors.
- No sign, advertisement, or notice of any nature shall be inscribed or painted; nor any article/thing, (eg. television/radio aerial, air conditioner or equipment), shall be fixed to any part of the building or windows.
- No additional locks shall be placed upon any door in the building.
- In the event the toilet is overflowing or a tap is left running, please inform the TC Front Desk Immediately. Phone: 416-317-4858/email This email address is being protected from spambots. You need JavaScript enabled to view it.. If no action is taken and water damage occurs, the resident shall be liable.
- Spikes, hooks, screws, nails, or tape shall not be put into the walls or woodwork of the building. Residents will not paint rooms, or paper or decorate any part of the premises without the consent of the management in writing. See front desk for guidance. To clean curtains, notify management, DO NOT wash the curtains.
- Residents can not alter electric light fittings, wiring; or install air conditioning, refrigerator, or, heating units in their rooms, or additional electrical circuits, and shall not overload existing electrical circuits on their premises. Please see front desk regarding extra needs.
- No heavy furniture shall be moved over floors of the suite, halls, landings, or stairs. Residents will be held responsible for any damage to the building caused by moving furniture in or out of the premises.
- Storage of any combustible, dangerous or offensive goods, provisions or materials is not permitted.
- Washers and Dryers (18 floor Laundry Room) are provided for Resident use and must be cleaned after use. TC shall not be responsible for any injury, damage, loss or theft to any persons or personal property. The Laundry Room is open from 7am until 11pm, 7 days a week.
- No animal, bird or any pet shall be allowed to be kept on premises.
- PESTS: Periodically TC has dealt with pest situations. If the resident believes that they have pests, they must advise TC staff immediately! The suite/room will be inspected by TC staff, and required treatments will begin. If TC staff confirms there are bedbugs, the resident may move out of TC with no penalty.
- In the event of contagious or infectious diseases developing, TC agrees to have patient or patients removed forthwith and to have the suite fumigated or treated immediately in accordance with any by-laws and regulations in force.
- If a resident is staying past the end of the winter school term (after April 30), TC reserves the right to move any or all of these students to other rooms of the same category to facilitate summer school occupancies or renovations.
- Before the end of the school term, TC reserves the right to inspect all rooms before the end of occupancy. TC will notify resident of a scheduled inspection date. Should there be any damage, resident could be responsible for cost of repairs.
- Internet: TC reserves the right to disconnect users who damage, abuse or dominate the TC internet network.
- Users who upload or download illegal content will be disconnected.
- If TC's internet provider requests information about a particular user, that information will be released.
- All computers must have current virus protection
- No Private Routers (WI-FI) may be hooked up in TC.
- TC management reserves the right to make additional rules and regulations to ensure safety, security and cleanliness of the premises and for preservation of good order therein.
